Thank you for your interest. - APPLICATION PROCESS

 

Below is the flow in which we process applications to fill available homes:

 

  1. Fill out applications - In order to view an available property we ask each potential occupant 18 years or older to each fill out a separate application using the link above. If an applicant, or applicant group does not fully complete this step their applications will be disregarded. We strongly request that you take a drive past each unit of interest prior to submitting an application.

  2. Tentative Approval - Based on the strength of your application, you will be notified by an email from info@rent-springfield.com if your application has be tentatively approved.  This notification will ask for a short list of times that you would be available to meet with us and tour the property.

  3. Viewing - Once a perspective tenant has viewed the property and determined they would like to move toward securing the property, we need to collecthe th following items. (We recommend having all items with you at the viewing to expedite the process.)

    a. A photo copy of a government issued ID for all parties 18 and older

    b. Photo ​​copies of the 2 most recent paystubs for all employed parties 18 and over

    c. Signed permission to contact your listed references.

  4. Securing the property - In order to secure a property the perspective tenant can execute a "deposit to Hold Agreement".  Once completed a deposit equal to one month's rent will be collected.  At this point the property will be held pending full approval of the application.  If for any reason you application is turned down by management your deposit will be refunded in full.

  5. Sign the lease - Upon full acceptance by the Ridgewood Group, LLC. we will execute a written lease with the successful applicants.  This lease is a binding contract.  In order to fully execute the lease the first month's rent, along with any additional prorated rent will need to be collected.

  6. Transfer Utilities - The successful applicant will then transfer all applicable public utilities to their named accounts, per the terms of the lease.  Please see our Resident Links above for suppliers in our areas of operation.

  7. Move In - You now move in to your new home.

Per Ohio law, we do not recommend or vouch, nor will we denture anyone from any location.  It is up to each person is to use their own personal judgement and research to determine if a location is right for them.

 

We require security deposits and the first month rent to gain access to a property.  We do not take payments over the life of the lease for security deposits.

 

Tenants typically directly subscribe and pay for Electric, Gas, Water/Sewer, and Lawn care. The Ridgewood Group typically provides trash service.  With that trash service, the successful tenant is responsible for the trash receptacle, trash can(s).  Please review your lease or feel free to ask prior to signing the lease.
